Since the Warsaw-Ursynów Municipality was only set up in 1994, there is no data available to illustrate the dynamics of change in the housing industry over longer periods of time.

The environmental conditions in the area are very good. The presence of the Kabacki Forest, a beautiful park situated on the nearby escarpment (on the grounds belonging to the Warsaw University of Life Sciences) and a stretch of green fields along the slope makes it the perfect place to build housing estates. There is no industry in the area to pollute the natural environment. Apart from some houses in Wolica, Kabaty and Pasmo Pyrskie all the housing is new.

The first building society projects were completed in 1975-78. A peculiar feature of Ursynów's housing is the fact that most of it is owned by building societies, and the simultaneous absence of collective housing (hotels, dormitories), the only exception being the Warsaw University of Life Sciences.

The housing resources are estimated at 37 000 flats, of which 90% are multi-storeys and small private houses.

The following types of housing can be found in the Warsaw-Ursynów Municipality:
  • Multi-storey housing estates-most of them are situated in the eastern part of the municipality, known as ‘‘Ursynów wysoki’’, bordering Kabacki Forest in the south, and belong to building societies.
  • High-density private housing - usually to be found in groups, interspersed with multi-storeys or farm buildings. Recent years have seen a growing interest in private housing. In 1994 alone occupants moved into 90 houses.
  • Low-density private housing-exists mostly on farming land in the form of estates which came into being as a result of the ongoing transformation of the agricultural terrain. Most of it situated in the Pyry area.
  • Combined residential and farming developments-found mostly in the Pasmo Pyrskie and Łęczyca areas.


A comparison of the number of flats completed in Ursynów with that of the rest of Warsaw shows that the municipality is the second largest construction site in the city after the City Centre , considerably exceeding the population ratio (about 7%) and the area ratio (about 9%) elsewhere.

A comparison of the size of flats built in Warsaw and in the Ursynów municipality reveals that while the area is similar (approx. 100 metres), the apartments in Ursynów tend to have more rooms. This is probably the result of a higher percentage of building society and employer-provided flats being built in Ursynów (26%) than of individual houses (18%) in relation to the city.

New flats are mostly building society property - they constitute roughly 85% of the apartments completed in Ursynów in recent years. The usable floor area is increasing in 1995 it was 60 m2 which doubled to 102 m2 the following year.
